In this light, maintenance operations enable the facility to continue performing its function as planned, contingent upon that these operations are planned to be implemented in a suitable time and as required. Goal Maintenance is a set of organized activities that are implemented to maintain the elements of the building in the best operational condition and at the lowest cost, aid in obtaining information about the technical and operational status of the building including any potential precautions or risks and evaluate the elements’ performance. مقدمة المدرسة: منشأة تحقق البيئة والبنية التحتية التربوية لضمان بيئة آمنة وصحية وكفؤة، وعمليات الصيانة تمكن المنشأة من الاستمرار بتأدية وظيفتها بالشكل المخطط له شريطة أن تكون عمليات الصيانة مخططة ليتم تنفيذها في الوقت المناسب والشكل المطلوب. الهدف الصيانة مجموعة أنشطة منظمة للحفاظ على عناصر المبنى بأفضل حالة تشغيلية وبأقل كلفة والحصول على معلومات الحالة الفنية والتشغيلية للمنشأة بما في ذلك أية محاذير أو مخاطر محتملة مع تقييم أداء العناصر. Work Methodology 1. Selecting the technical engineering staff from different disciplines that will follow up the maintenance operations for all specialties and their management style. The components of the technical engineering staff had been defined according to the Contract to be as follows: 1.1. Project Director 1.2. Senior Civil Engineer 1.3. Senior Electrical Engineer 1.4. Senior Mechanical Engineer 2. During site visits, an inspection will be conducted according to checklists. 3. Determining a schedule for the periodic visits to all sites. 4. Defining contact persons and the means of communication with the site to follow up the progress of maintenance work. منهجية العمل 1. تحديد الجهاز الهندسي الفني الذي سيتابع أعمال الصيانة لكافة الاختصاصات وأسلوب إدارته، وقد تم تحديد مكونات الجهاز الفني الهندسي حسب العقد بما يلي: 1.1. مدير ادارة المشروع 1.2. مهندس انشائي رئيسي 1.3. مهندس كهرباء رئيسي 1.4. مهندس ميكانيك رئيسي 2. اعتماد قائمة التدقيق خلال الزيارات للمواقع (checklist) لكافة العناصر في الموقع 3. تحديد جدول زمني للزيارات الدورية لكافة الموقع. 4. تحديد جهات وأسلوب الاتصال مع الموقع لمتابعة أعمال الصيانة. Work Style 1. Preventive Maintenance: This type of maintenance is carried out in accordance with the specified time schedule where our specialty engineers go through the entire item lists during site visits, to perform the following: 1.1. Inspecting all items to determine their ability to continue performing their required functions. 1.2. Checking systems’ operational status in terms of periodic maintenance requirements, protection and cleanliness. 1.3. Checking calibration of the systems where needed. 1.4. Preparing a report on the results of the mentioned taken procedures. 1.5. Analyzing the report’s results on the following bases: a. Notes sent to the Contractor on defects to be addressed which do not have any backgrounds that require searching or examining. These defects are often not hard to treat and usually found rectified in next visits. b. Notes sent to the Contractor on defects to be addressed which require searching for their causes to ensure they do not recur and suggesting radical solutions that guarantee they do not reappear later in time (i.e. Moisture problem). c. Notes sent to the Employer in case defects were found in items because of misuse, sabotage or lack of cleanliness. d. Notes that are recorded as information on items’ and devices’ efficiency and their evaluation which will be made into a comprehensive report that will be sent to the related parties at the end of the maintenance period. This information could be used in future studies or relate to suggestions regarding the period that follows the maintenance period specified in the Contract. أسلوب العمل 1. الصيانة الوقائية: تتم حسب الجدول الزمني المحدد بحيث يقوم مهندسو الاختصاصات خلال الزيارة بالمرور على كامل العناصر بحيث يتم التحقق مما يلي: 1.1. فحص العناصر لتحديد استمرار قدرتها على تأدية الوظيفة المطلوبة. 1.2. التحقق من تشغيل الأنظمة من حيث متطلبات الصيانة الدورية والحماية والنظافة. 1.3. التحقق من المعايرة للأنظمة التي تتطلب ذلك. 1.4. تجهيز تقرير بنتائج الإجراءات أعلاه. 1.5. تحليل نتائج التقرير بما يلي: أ. ملاحظات ترسل إلى المقاول لمعالجتها وليس لها أية خلفيات تحتاج إلى بحث أو فحص ويتم معالجتها ضمن الزيارات اللاحقة. ب. ملاحظات ترسل إلى المقاول تحتاج إلى البحث عن أسبابها لضمان عدم تكراراها ووضع حلول جذرية لعدم ظهورها لاحقاً (مثال على ذلك الرطوبة). ج. ملاحظات ترسل إلى المالك في حال وجود ملاحظات من أخطاء في طريقة الاستعمال أو التخريب أو النظافة. د. ملاحظات تدون كمعلومات عن كفاءة العناصر والأجهزة وتقييمها ليتم وضع تقرير شامل في نهاية مدة الصيانة لتزويد الجهات ذات الاختصاص سواء كانت هذه المعلومات لغايات أية دراسات مستقبلية أو تتعلق باقتراحات للفترة التي تلبي فترة الصيانة المحددة في العقد. 2. Emergency/Corrective Maintenance: This method is used when a certain item or device is out of service or when it suffers a defect that requires a prompt intervention, the aim here is to return this item/device to its operational status. The corrective maintenance is implemented as follows: 2.1. Examining the item/device and identifying the defect. 2.2. Analyzing the cause of the defect to determine whether it is a manufacturing error, resulted from misuse or related to a different reason. 2.3. Determining the treatment method or replacing the item/device completely while conducting a thorough investigation on the issue to ensure defects do not occur in the future and/or provide alternative solutions. 2. الصيانة الطارئة/ التصحيحية: وهي في حال خروج عنصر أو جهاز عن الخدمة أو وجود خلل طارئ فيه، ويكون الهدف هنا إعادة العنصر إلى حالته التشغيلية وتتم الصيانة التصحيحية وفقاً لما يلي: 2.1. فحص العنصر وتحديد الخلل. 2.2. تحليل سبب الخلل وهل هو ناتج عن خطأ مصنعي أو سوء استعمال أو نتيجة سبب آخر. 2.3. تحديد أسلوب الإصلاح أو الاستبدال مع التحقيق لضمان عدم حدوث الخلل مستقبلاً أو تقديم حل بديل.
